If you have a written quote from another flooring company, we’ll beat it by $100. Send it over and hold us to it.

What a refinish runs depends on three things: how much floor there is, what condition it’s in, and the finish you choose. So instead of guessing at a number over the phone, Charlie comes out and looks at the actual boards. The estimate is free, and the number he writes down is the real one.

Floor refinishing

Sanding off the worn surface and laying down a fresh finish. Scratches, dull spots and gray traffic lanes go away, and the wood’s own color comes back.

02

Sanding & sealing

A full sand to bare wood, then a seal and finish coats that protect against spills, grit and the everyday traffic of a busy house.

03

Hardwood restoration

For floors that have been covered, patched or neglected. Board replacement, stain matching and a finish that pulls the whole room back together.

04

Floor care & repairs

Small fixes, squeaks, a single tired room, and straight advice on keeping a finished floor looking the way it did the day it cured.

The work itself

Refinishing is a sanding job before it’s a finishing job.

Every grit takes the marks of the one before it. That slow, unglamorous part is what makes a floor look deep instead of coated — and it is the part that gets skipped when a crew is rushing to the next house.

One floor at a time, start to finish, with the rooms sealed off and the dust collected at the machine.

The grit ladder

Coarse to fine. Each pass erases the marks of the last one — that’s what makes the final coat read clear instead of scratched.

Before & after

Same floor.
Different room.

Refinishing doesn’t replace anything. It takes the boards you already have and gives them a new surface — scratches gone, gray traffic lanes gone, the grain reading the way it did when the house was new.

Why Charlie’s

A small operation,
on purpose.

Big flooring companies send whoever is available. Here, the person who answers the phone is the person who does the sanding, staining and finishing. That is the whole pitch.

  1. 01

    Charlie does the work himself

Not a rotating crew and not a subcontractor. The person who quotes your floor is the person holding the sander.

  2. 02

Dust control that respects your house

Work areas get sealed off, sanders run with dust collection, and the room gets vacuumed between passes. You still live there.

  3. 03

Clear pricing before any work starts

One written estimate, itemized, no surprises tacked on at the end. If the floor reveals something unexpected, you hear about it before I touch it.

  4. 04

    Local, and easy to reach

Based in Buford and working across Georgia. When you call or text, you get Charlie — not a call center or a form inbox.

How it works

Three steps, and the first one takes a minute.

01

Tell me about the floor

Call, text a photo, or send the form. Rough square footage, how many rooms, and what you want the floor to look like when it’s done.

02

Free estimate, in person

I come out, look at the actual boards, and tell you honestly what refinishing can fix and what it can’t. Written estimate, no pressure.

03

Pick a day, I handle it

We set a date that works for your household. I sand, prep, stain and finish — then walk you through care before I leave.

Questions

Straight answers

All questions
What does refinishing actually involve?

Refinishing means sanding the floor down past the old finish and the worn top layer of wood, then building a new finish back up. Depending on the floor and the look you want, that includes a stain and a set of finish coats. It is not a coat of polish — it is a new surface made from the wood you already have.

How long will the floor be out of commission?

Usually a matter of days per area. It depends on the square footage, how much repair the floor needs, and how long the finish takes to cure. You get a real timeline in writing with the estimate, plus the day you can start moving furniture back.

How much dust are we talking about?

Sanding makes dust — anyone who says otherwise is selling something. I seal off the work area with plastic, run sanders with dust collection, and vacuum between passes. You may find some fine dust on nearby surfaces. You will not be living in a cloud.

How soon can we walk on it?

It depends on the finish and the weather. Plan on staying off the floor for at least a day, then socks only, and longer before rugs and heavy furniture go back. I give you the exact window before I start and leave written care instructions when I go.
